# Hurricane Isaias (2026) Temporary Housing: Where Your Family Lives If the Storm Damages Your Home

If Isaias damages your home badly enough that your family can't live in it, your homeowners policy pays the extra cost of living somewhere else while it's repaired. That coverage is called Loss of Use, or Additional Living Expense (ALE). It can pay for an RV set up in your own driveway or yard, so you stay at your house instead of in a hotel.

Two exceptions matter this week. If you evacuate and come home to no damage, the coverage is much narrower. If the damage is from storm surge or flooding, flood insurance does not pay for anywhere to live. You still have options in both cases. Before you leave home

- Take photos or video of every room and the outside of the house. Your adjuster will want to see what it looked like before the storm.
- Take your policy's declarations page with you, or a photo of it. It shows your Loss of Use limit.
- If you evacuate, keep every receipt for lodging, meals, and gas.
- Follow evacuation orders from your city, county, or parish.

## Where is Isaias now, and what is the forecast?

As of the National Hurricane Center's 4:00 p.m. CDT advisory on October 6, the system is Tropical Depression Nine over the southwestern Gulf, with 35 mph winds. NHC forecasts it to become a tropical storm by early Wednesday, a hurricane on Thursday, and to reach the northern Gulf Coast Friday or early Saturday.

   Tropical Depression Nine formed over the southwestern Gulf, about 630 miles southwest of the mouth of the Mississippi River, with maximum sustained winds near 35 mph. NHC forecasts it to become a tropical storm by early Wednesday and a hurricane on Thursday, then turn sharply northeast on Friday and reach the northern Gulf Coast Friday or early Saturday. If it strengthens into a tropical storm as forecast, it will be named Isaias, the next name on the 2026 Atlantic list. No coastal watches or warnings are in effect yet. NHC says watches could be needed on Wednesday.

## Which areas could Isaias affect?

NHC says residents from Louisiana to the Florida Panhandle should watch this storm closely, with an increasing risk of dangerous wind and storm surge along parts of the northern Gulf Coast. NHC forecasts 3 to 6 inches of rain, with local totals up to 10 inches, from southeastern Louisiana to the Florida Panhandle, Friday through the weekend.

On NHC's current forecast track, the center reaches the coast near the Mississippi and Alabama state line. NHC also says there is significant uncertainty in where the storm turns northeast and how fast it moves, and it asks people not to focus on the exact forecast points.

One detail matters for planning. NHC expects the storm to grow much larger as it nears the coast, mostly on its eastern side. If the current track holds, that puts Mobile Bay, Baldwin County, and the Pensacola area on the larger side of the storm.

## Will my homeowners insurance pay for somewhere to live if wind damage makes my home unlivable?

Yes, in most cases. The Loss of Use section of a standard homeowners policy pays the increase in your living costs when a covered loss, like wind damage, makes your home unfit to live in. It pays for as long as the repairs reasonably take, up to your policy's limit.

The standard ISO homeowners form (HO 00 03) says the insurer covers "any necessary increase in living expenses incurred by you so that your household can maintain its normal standard of living," for "the shortest time required to repair or replace the damage." Your insurer's own policy wording controls. Every policy has a dollar limit for this coverage, and some add a time limit.

ALE pays what the storm adds to your costs, not your normal bills. Your mortgage payment stays yours. The housing, the extra meal costs, and the extra driving are what it covers. ## Does flood insurance pay for a place to live if storm surge floods my home?

No. A standard flood policy from the National Flood Insurance Program does not pay for temporary housing. The policy excludes "any additional living expenses incurred while the insured building is being repaired or is unable to be occupied for any reason." Standard homeowners policies exclude flood damage, so neither policy pays housing costs when water is the only damage.

That exclusion is in the federal flood policy itself, 44 CFR Part 61, Appendix A(1), Section V.A.5 (https://www.ecfr.gov/current/title-44/chapter-I/subchapter-B/part-61/appendix-Appendix%20A(1)%20to%20Part%2061). Some private flood policies do include living expenses, so check your declarations page or ask your agent. Many hurricane claims involve both wind and water, and the adjuster's findings decide which policy pays for what. ## What if I only have flood damage, or no insurance?

Federal help may be available. If the President approves a major disaster declaration with Individual Assistance for your county, FEMA can provide money for temporary housing, such as rental assistance or reimbursement for hotel costs, to households whose needs aren't covered by insurance. Apply at DisasterAssistance.gov or 1-800-621-3362.

That declaration comes after the storm, and FEMA help does not replace insurance, so file your insurance claims too. Details are on FEMA's Individuals and Households Program page (https://www.fema.gov/assistance/individual/program) and at https://www.disasterassistance.gov/.

## Why do hotels fill up so fast after a hurricane?

Two groups need rooms at the same time. Evacuees from the coast book rooms before the storm hits. Right behind the storm come repair crews, utility line workers, tree crews, and adjusters. Rooms near the damage run short exactly when displaced families need them, and families placed late often end up far from home, school, and work.

The crews book in blocks, and their employers pay the going rate. A family looking for two rooms near home in the second week after landfall is competing with them for the same rooms.

## Why is an RV on your own property better than a hotel for a family?

An RV on your own lot keeps your family together at home, in one unit with a kitchen and separate sleeping space. It also draws substantially less against your ALE limit than an extended hotel stay, because one unit replaces the two hotel rooms a family of five needs.

The rest is about being home. You're there when the adjuster and the roofer show up. Your kids keep their school. Your pets stay with you. You can still use the garage, the yard, and any part of the house that's safe.

## How do I ask my adjuster or housing agency for an RV?

Tell your adjuster, or the temporary housing agency handling your claim, that you want an RV placed on your own property while your home is repaired, and ask them to approve it as your ALE housing. Then call us, or give them our number, and we'll work with them on the approval.

Three questions to ask your adjuster:

1. **What is my Loss of Use limit, in dollars and in months?** You need both numbers to plan the whole repair.
2. **Will you approve an RV on my own property as my temporary housing?** Ask for the answer in writing.
3. **What do you need from the housing provider to approve it?** Usually a written quote and an estimate of how long repairs will take.
